What are measurement services?

A measurement service is just what it sounds like: Based on your needs, an appraiser will measure your home's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How do measurement services work?

During a measurement or floorplan service, an appraiser takes measurements of your property with a measuring tool — either a tape or laser measuring device. As they move around the house, they mark the layout of the rooms and other features, like closets, entryways, and fireplaces. They may sketch out the property. Then, the appraiser develops a report and detailed floorplan showing the total square footage of the home and the general layout. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a home measurement or floorplan service needed?

Challenging property taxes

Property tax records frequently reflect inaccurate area of a property because the values can come from several sources, and occasionally go unverified — meaning you may be paying for more square footage than you own! Unless a certified appraiser has recently performed a valuation on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to dispute what you're taxed. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a listing

A home floorplan service will ensure that you're paid fair market value for your house. Area is one of the most important factors potential buyers examine when purchasing a home — but since these values are frequently estimated rather than accurately measured, your property listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the selling price of your home, but possibly even the number of interested buyers. The only sure method of using a precise GLA when listing your property is to refer to a previous appraisal or measurement service performed by a certified appraiser (after any remodeling that may have affected square footage).

For real estate agents

To ensure that your client's property closes at a price that appropriately reflects market value, we advise asking for a measurement of the property. Your clients, and potential buyers, will appreciate your thoroughness, and you can be assured that the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tactic for getting potential buyers interested because they can view the layout and attributes of the home before and after a showing.
